A door that sticks: describe where and when
Tell us whether the edge rubs at the top, along the latch side or against the floor, and whether the problem is constant or seasonal. Note any recent flooring, painting or hardware work. A latch that misses its strike plate is a different starting point from a door that has become difficult to move through the whole swing.
BC Housing’s Residential Construction Performance Guide distinguishes seasonal swelling from hinge alignment problems. That is a reason to check the cause before removing material from a door—not a reason to assume every sticking door is harmless. Its new-home warranty criteria are not a warranty promise for a Sunify repair.
Door-frame repair: look beyond the visible split
A damaged jamb, loose hinge fixing or worn strike area may be repairable while retaining the door. The decision depends on the remaining material, how the hardware is attached and whether the frame can support reliable operation. A surface patch does not solve a loose fixing or continuing deterioration.
For an exterior opening, mention staining, softness, peeling finish or water appearing after rain. BC Housing recommends checking moisture damage as part of a door condition assessment. If the cause extends into the wall or surrounding assembly, that needs a separate investigation and scope before finish repairs conceal it.
Repair, replace a component or replace the assembly?
Adjustment or compatible hardware replacement may be appropriate when the door and frame remain usable. Damage to a limited component may call for a more targeted replacement. If the existing parts cannot be brought back to suitable operation, compare a replacement scope rather than repeatedly treating the same symptom.
Ask what the quotation retains and replaces: door, jamb, hinges, latch or lockset, weatherstripping, threshold, trim and finish work are separate items. Hardware compatibility, access and concealed damage can change the scope. There is no universal per-door repair price or assured repair-versus-replacement saving.
Condo entrances and shared-building doors need an extra check
Tell us if the door opens to a common corridor, has a closer or rating label, or is managed by a strata or property manager. Confirm the responsible party and building requirements before authorising alterations. Do not assume an ordinary bedroom-door adjustment is suitable for a rated entrance assembly.
