Condo Renovations in North & West Vancouver

Sunify Group Inc. provides condo renovation and construction coordination for owners in North Vancouver, West Vancouver, and Greater Vancouver. Combine a kitchen, bathroom, flooring, and interior finishing into a written project scope that accounts for your building, not just your unit.

For condos in Lower Lonsdale, Central Lonsdale, Ambleside, or Dundarave, we plan around the actual strata requirements, work hours, elevator bookings, deliveries, and shared services. We can provide insurance and WorkSafeBC documentation on request; permission to renovate remains with the strata and municipality where applicable.

Common problems we solve

Sound familiar?

  • You want a full condo update rather than separate trades arriving without a plan
  • Strata requirements or alteration agreements are unclear
  • Flooring selection depends on acoustic and building rules
  • Deliveries, water shutoffs, and work hours affect the schedule
  • Existing plumbing stacks, sprinklers, or structural walls limit the layout

See the room-specific options for bathroom and ensuite remodelling when the project does not require a full-unit renovation.

For council work orders and maintenance rather than an owner’s interior remodel, use our strata and property-management service.

BC explains the distinction between strata lots and common and limited common property. Always check your building’s current bylaws and approval requirements.

Strata planning before demolition

Ask your property manager for the current renovation requirements and alteration-agreement process. Different buildings can have different rules for flooring, noise, work hours, common-area protection, contractors, and deliveries. A building permit and strata permission address different questions; one should not be treated as a substitute for the other.

We help define the construction scope and provide requested contractor documentation. The owner remains responsible for obtaining the required strata approval unless a specific administrative task has been delegated in writing. Work is scheduled around the actual permissions and building arrangements.

Kitchen, ensuite, and full-unit condo remodelling

Keeping plumbing and major services in their existing positions can simplify a renovation, but it does not remove the need to check the proposed work. Cabinet dimensions, appliance clearances, shower details, transitions, and finished floor heights are coordinated before ordering.

Moving a drain, altering shared ventilation, drilling a slab, changing a sprinkler, or opening a structural wall is not treated as an ordinary finish repair. The building’s restrictions and required qualified professionals must be identified first.

West Vancouver and North Vancouver building logistics

For an Ambleside or Dundarave condo, or a unit in Lonsdale, the useful local details are the building’s actual access and operating rules. We confirm delivery routes, elevator dimensions and reservations, protection of shared areas, removal of waste, and any arranged water shutoff with management.

A clear schedule includes lead times for materials and the periods when a bathroom or kitchen will be unavailable. Full-unit work and an occupied, phased renovation need different plans; we discuss these before agreeing to dates.

Our process

Predictable, professional, no surprises

  1. 01

Share the rooms, municipality, approximate size, priorities, and preferred timing. Photos help us prepare for a site review; they are not a fixed-price construction quote.

  2. 02

    Site and feasibility review

Review existing conditions, access, occupancy, design information, and any engineering, strata, or permit requirements before confirming the construction scope.

  3. 03

    Written scope and selections

Separate labour, materials, allowances, specialist work, exclusions, and payment milestones. Confirm responsibility for drawings, permits, and selections in writing.

  4. 04

    Coordinated construction

Schedule agreed work and required inspections. Regulated work is undertaken by appropriately licensed trades. Changes to the agreed scope require written approval.

  5. 05

    Completion and handover

Review finishing and outstanding items, and provide the agreed project documentation. Applicable workmanship-warranty terms are recorded in the contract.

Pricing

Honest pricing — quoted in writing

Condo renovation cost depends on the number of rooms, retained layout, cabinetry and tile selections, building access, acoustic requirements, and approved scope. Our quote identifies allowances and exclusions, including any design, permit, strata deposit, or specialist costs. We do not promise that a council will approve a proposed alteration.

Condo Renovation — common questions

We can provide the written scope and contractor documents and coordinate agreed administrative tasks. The strata makes the approval decision, and the owner must follow the building’s application and alteration-agreement requirements. Approval is never guaranteed.

Yes, as an agreed renovation scope, after reviewing the building’s flooring and acoustic requirements. We do not promise a universal sound rating or assume every hard-floor product is accepted.

Sometimes, but shared services, slab construction, building restrictions, and required permits can limit changes. The proposed layout needs review before it is priced as feasible.

Yes. Combining rooms allows cabinetry, flooring transitions, trade visits, and shutdowns to be coordinated. The written scope distinguishes each room and any work in shared systems.

Yes, we accept enquiries for West Vancouver and North Vancouver condos. Send the municipality, approximate unit size, rooms involved, and any building renovation package so we can assess the work.
