A coordinated renovation, not a collection of disconnected room quotes
Replacing a kitchen can affect floor levels, adjoining walls, ventilation, lighting, and doors. Renovating the rooms together allows those interfaces to be considered before demolition rather than discovered after finishes are ordered. The project brief identifies what stays, what changes, and which decisions must be settled first.
We can work from drawings and selections supplied by your designer. Where a project needs additional design or engineering, the required professional input and responsibility are identified before the affected work is priced or scheduled. We do not describe design certification as a general-contractor service.
West Vancouver homes: planning around the actual property
For a home in Ambleside, Dundarave, the British Properties, or Caulfeild, we start with the property and proposed work rather than assuming every house needs the same renovation. Delivery access, occupied rooms, existing structural drawings, and any relevant heritage, site, or permit restrictions belong in the initial review.
The District of West Vancouver, City of North Vancouver, and District of North Vancouver are separate authorities. A permit assumption from one municipality should not be carried over to another property. We confirm which authority applies and what documentation the proposed work needs.
Full interior remodel or renovation in phases?
A vacant-home project can allow several rooms to progress together, while an occupied home may need a retained bathroom, protected access, and a temporary kitchen arrangement. Phasing can reduce immediate disruption but may add repeat setup, temporary work, and scheduling dependencies. We compare the options against your priorities rather than promise a single universal timeline.
The written scope should state how hidden damage, changes to selections, and additional work will be handled. Older finishes or suspect materials may require assessment before disturbance; specialist remediation is not included in an ordinary renovation quote unless explicitly arranged.
