Bathroom & Ensuite Renovation Costs on the North Shore
A full bathroom remodel includes work behind the finishes as well as the tile and fixtures you see. Separate a cosmetic refresh, a full remodel in the existing layout and a larger ensuite reconfiguration before comparing prices.

Three scopes that should not share one price label
A refresh might retain the shower and main services while changing selected fixtures and finishes. A full remodel may rebuild the wet area and replace the room’s finishes. A reconfiguration introduces questions about moving fixtures, walls or access. State which scope you are requesting.
For an ensuite, identify daily needs before selecting features: storage, shower access, maintenance preferences and whether another bathroom will remain usable. A large vanity, custom glass or special tile layout should be specified rather than hidden inside the word luxury.
Ask what is behind the tile allowance
Request the proposed substrate and waterproofing system, treatment of transitions and niches, fixture compatibility, ventilation scope and responsibility for any required tests or inspections. Tile selection alone does not define the complete shower assembly.
A low-threshold or curbless shower must be assessed against the actual floor and drainage conditions. Treat it as a feasibility question, not an automatic option that can be priced solely from a reference photo. Agree on qualified-trade and glass-installation responsibilities before ordering.
Compare changes against a retained-layout option
Ask the quote to distinguish retained fixture positions from relocation work. Where relevant, include access to the floor below, repair of disturbed finishes, disposal, electrical work and the selected fittings. Clarify whether fixtures, glass and accessories are allowances or confirmed products.
Custom glass measurement, material availability and cure requirements affect sequencing. Ask what completion means: usable fixtures, final glass, finishing items and required inspections may have different dependencies. Avoid comparing active construction time with an all-inclusive planning-to-handover promise.
Check municipality and building requirements
The District of West Vancouver provides separate building, mechanical and plumbing permit processes. Confirm the proposed work with the appropriate authority; do not copy a general website’s permit fee or timeline into your project budget.
For a condo, obtain the current strata renovation package and clarify approval requirements, common-area protection, water shutoffs and work hours. A general building rule or a contractor’s insurance certificate is not itself approval for your alteration.

- Shower, vanity, tile, glass and heated-floor preferences
- Known moisture concerns or previous repairs
- Exact municipality and any strata requirements
- Other usable bathrooms, occupancy, timing and optional budget
